Interest rates. That's the question on everyone's mind right now — and the answer might surprise you. Grant Bim and Jim Bim are here with your August 2026 Maryland market update.

Depending on your loan program, interest rates are down a solid quarter percent from this time last year. Here in Maryland, that shift is doing exactly what you'd expect: fewer homes are available for sale, buyer activity is climbing, and median home prices are still moving slightly higher.

So the big question becomes: Is now a good time to buy or sell? For many buyers and sellers, the answer is yes — but for very different reasons.

What This Means If You're Selling

Fewer homes on the market sounds like a green light for sellers — and in many ways it is. But less inventory doesn't mean you can price however you want. It means you still have to price accurately based on your home's condition and location, and you still need the right agent taking the right actions.

When everything is done correctly from second one, we're still seeing homes generate multiple offers in today's market. When it's not, that home sits. Preparation and pricing strategy are what separate the sold signs from the stale listings.

What This Means If You're Buying

Whether you're buying or selling, our advice is the same: don't do it just because you want to. Do it because it's the right thing for you at this point in your life.

If you're not truly ready, you won't get a good buy — the process will take too long, and you'll get exhausted before you find the right home. But if you find the right house and it's the right time for you, buy it. If you find the right house and it's not the right time for you, don't.

Interest rates are more favorable than they were a year ago, and while inventory is tighter, the right property is still out there for the right buyer.
