Inventory is finally coming back across the Maryland counties we serve, and despite what you may be reading in the news, prices aren't crashing.

New listings jumped 23% this October compared to last year, and while fewer homes closed, thousands more are under contract and headed to the closing table. We're in a neutral market, which makes this a good time to buy or sell, as long as you do the right things.

County Highlights: Inventory Is Back

Biggest Inventory Gain

Howard County

Howard County led the way with a 64% increase in inventory over last year, great news for buyers who've been waiting for homes to come back.

Baltimore County followed with a 25% increase in inventory year over year.

Frederick County saw a 23% increase in inventory over the same time last year.

What This Means If You're Selling

Homes that are priced correctly and in the right condition are still selling quickly. The median home sold in 19 days, up only slightly from 13 days last year. Homes that are overpriced or not in the right condition are sitting, making price adjustments, and pushing the average up to 42 days on market.

With more competition coming to market, three things matter most: price it right, get the condition right, and have the right Realtor helping you navigate. And base your price on comparable sales from the last 30 to 60 days, not six months or a year ago. The market has shifted since interest rates rose.

If it takes two or three weeks to go under contract, don't panic. That's what a normal market looks like.

What This Means If You're Buying

With new listings up 23% and inventory climbing sharply in Howard, Baltimore, and Frederick Counties, there are real opportunities out there for buyers who have been waiting.

Just don't try to time the market. Spring may be better or it may be worse. If you're ready to move, or need to, now is the time to take action while you have more choices than you've had in years.
