Maryland Real Estate Market Update

Get the Winning Edge with Grant, Weston, & Jim Bim

Is the Maryland housing market finally shifting in favor of buyers? Not really — inventory is up, prices are holding strong, and well-priced homes are still selling close to asking.

Across Anne Arundel, Baltimore, Carroll, Frederick, Howard, and Montgomery counties, more homes hit the market in September than a year ago, though contracts and closings slowed a bit as buyers took more time to weigh their options.

This Month's Highlights

Top Price Growth

Frederick County

Frederick County led the region with median sales price growth of over 4% year over year, followed by Carroll County and Anne Arundel County.

Weekly Buyer Demand

500+ Contracts Per Week

Even with inventory growing, more than 500 homes are still going under contract every week across these six counties.

Sale Price vs. Asking Price

99% of Asking

Once a home is listed at the right price, the average property still sells for 99% of its asking price.

What This Means If You're Selling

Prices are not crashing. Median sales prices are up year over year, and well-priced homes are still selling for 99% of asking price — basically within a stone's throw of what sellers are asking.

With over 500 homes going under contract every week, buyer demand is clearly there — but with new listings up 22%, sellers should still lean on strong pricing and presentation to stand out and convert that demand into an offer.

What This Means If You're Buying

With more than 4,000 new listings hitting the market in September, buyers have a lot more to pick from than they did last year, and the dip in contracts and closings suggests a little less competition per home in some pockets of the market.

Still, don't expect a market in freefall. Prices are climbing in many counties and homes that are priced right sell close to asking, so be ready to act when the right home comes along.
