Montgomery County Real Estate Market Update
Get the Winning Edge with Grant, Weston, & Jim Bim
Montgomery County remains one of the region's most active markets — inventory is up, prices are climbing, and homes are still finding buyers in under a month.
Compared to this time last year, more homes are hitting the market and the median sales price has pushed higher, though closed transactions have slowed a bit as buyers take a little more time to weigh their options.

This Month's Big Winners
Top Overall Market — Volume
Potomac 20854
Potomac led all of Montgomery County with $57.2 million in gross closed sales volume.
Top Overall Market — Units
Germantown
Germantown saw the most traffic of any area in the county, with 52 closed sales.
Top Luxury Market
Potomac 20854
Potomac also topped the luxury segment, with $50 million in closed volume across 30 sales.
What This Means If You're Selling
A rising median sales price and homes still moving in around 28 days shows sellers still have leverage in Montgomery County, especially in high-demand areas like Potomac and Germantown, which are leading the county in both volume and unit sales.
With over 550 homes currently pending, buyer demand is clearly there — but with new listings up compared to last year, sellers should still lean on strong pricing and presentation to stand out and convert that demand into an offer.
What This Means If You're Buying
With nearly 1,200 new listings hitting the market, buyers have more inventory to work with than they did last year, and the slight dip in closed transactions suggests a little less competition per home in some pockets of the county.
Still, with homes averaging just 28 days on market and over 550 homes already pending, don't wait too long once you find the right fit — particularly in sought-after areas like Potomac and Germantown, where activity remains strong.
